Manalapan Planners Approve Affordable Housing On Wilson Avenue

Preliminary approval has been granted to Pinebrook Crossing, a proposed mix-use housing development on Wilson Avenue and Sobechko Road.

MANALAPAN, NJ - A proposed development on Wilson Avenue and Sobechko Road, set to include a mix of market-rate and affordable housing, has been given preliminary approval by the Manalapan Planning Board.

Applicants K. Hovnanian at Manalapan V, LLC were granted the approval for the 250-unit residential development during a March 25 meeting. It is slated to be situated in a zone designated to meet Manalapan’s affordable housing quota as part of a settlement agreement.

According to CentralJersey, there are plans to construct 175 townhouses to be sold at market rate, each with three bedrooms, a two-car garage and a two-car driveway. 814 total parking spaces are proposed, including 13 handicap parking spaces.

75 two-and three-bedroom condos in five buildings will be set aside as affordable housing dwellings for eligible individuals, with many units to include a single-car garage and a single-car driveway.

Several residents of the neighborhood expressed concerns regarding parking, as well as potential traffic going in and out of the complex. According to municipal meeting documents, Manalapan Traffic Engineer John Rea reported that the complex has three focused areas to property distribute the flow of traffic, a design that will make the entire development easier to navigate.

Variances were approved for several decks on a buffer zone as well as signs and a fence on the property. The applicant is now seeking final approval for its Pinebrook Crossing plan from the Manalapan planners.
