Red Bank Zoners Consider Convenience Store Proposal
The Red Bank Board of Adjustment tonight will consider a proposal for a new Wawa.

RED BANK, NJ - A public hearing is scheduled for 6:30 p.m. tonight for permission to construct a 5,585-square-foot WaWa on Newman Springs Road.
A & B Property Holdings LLC wants to construct the store on parcels known as 2 and 6 Newman Springs Road, which also isCounty Road 520. The applicant also wants permission for six multi-produced fuel dispensers, including a pump for diesel fuel. The dispensers would be under a canopy and there would be a total of 12 pumps.
Convenience stores with fuel sales are not a permitted use in the borough's Highway Business zone where this property is located so the applicant will need a use variance as well as preliminary and final site plan approval.

They also need a bulk variance because the front yard setback is 38 feet where 50 is required by the town. For parking, drive areas and paved areas 38 feet is proposed, whereas a minimum of 50 feet is required; Other variances sought: side yard setback for a freestanding sign in which 12 feet is proposed, whereas a minimum of 20 feet is required; sign height where 21 feet is proposed where the maximum is 20 feet and for sign area where a building sign of 36.9 square feet is proposed, above the 20 feet allowed by town.
They also a seeking a variety of other variances and design waivers.
