Ryan Serhant of Bravo TV's 'Million Dollar Listing New York' Wants to Sell You A $12 Million Montauk Beach Co-Op
Montauk's Panoramic View has turned into the new ultra-luxe Residences at Gurney's, and Ryan Serhant gives Patch the exclusive.

MONTAUK, NY - Along with the unofficial start of summer on the East End, here comes Bravo TV's Million Dollar Listing New York's cutest and coolest real estate broker Ryan Serhant, who has the listing on the most talked about co-op conversion in Montauk.
The changeover from the once-upon-a-time old-style Panoramic View to the luxury high-end Residences at Gurney's has finally been unveiled and Serhant is the guy to contact if you want to make a deal.
The Panoramic View, located on the Atlantic Ocean, came with the most breathtaking views of the white sands and blue waters, but an attempt in 2007 to turn the sleepy motel into luxe co-ops ended up a Ponzi scheme that was seized by the US government, according to Curbed Hamptons.

Eventually the owners of Gurney's, which is literally right next door, bought the property for $64 million and began extensive super high-end renovations.
And now the selling has begun, with Serhant and his team at NestSeekers. The jewel in the crown is the five-bedroom/five-and a half bathroom Sea Salt 5. The cost? A mere $12 million with $3,794 monthly maintenance.

When Patch asked Serhant why the unit is worth $12 million, he replied, "“Number one, it is amazing. Number two, it’s over 4,000 square feet and it’s a townhouse duplex on the ocean. It's crazy!"
The remaining units are for sale starting at $4 million to $12 million and Ryan says, “If you look to the other side of this property you'll see a $7.5 million piece of dirt for sale and then you end up spending millions to build on it. The finishes here at the Residences at Gurney’s are amazing. There is nothing like this. And the views are completely crazy.”
Along with beach access and those panoramic views, owners have access to all the amenities of Gurney's, which includes butler and daily maid services, landscaping, security, private chefs — and, of course, access to Gurney’s Beach Club and the world-famous Seawater Spa.
The new residences, Serhant said, are meant for all. “It’s for everyone. Families who have been coming out to the Hamptons and love the idea of owning something. Younger and older people who don’t want the headaches of hiring their own landscapers and pool cleaners. People who are addicted to the ocean. People who own homes here already and think now it’s finally time to be on the ocean. And it’s for people who believe in the Gurney’s brand.”
Anyone who has watched Serhant on MDLNY knows he lives and breathes New York City real estate — who can forget his reluctant foray into the Los Angeles real estate jungle recently? — but he most definitely has succumbed to the charms of the Hamptons. “I will be there every weekend. Come see me.”
