Two Plans in Works for Proposed Offices on North Commons Boulevard
Developers want leeway from Mayfield Village to adjust sizes of buildings to meet demand.
A developer wants to let him keep his options open regarding proposed office buildings on North Commons Boulevard.
Sam Cannata has submitted two plans, one calling for two smaller buildings of 5,400 and 8,200 square feet near the entrance and a 45,000-square-foot building at the east end of the site. The other plan shows six buildings ranging in size from 5,000 to 13,000 square feet.
"We want to have a little flexibility while we go out and market the development," Cannata told Planning and Zoning Commmission members at a recent work session.

The proposal will appear before the Planning and Zoning Commission for approval at Monday's 7 p.m. meeting. Village Planner David B. Hartt said the idea is to agree with the proposal in principle, with the developer having to meet certain conditions and return with preliminary site plans for approval when details of the building have been set.
Suggested conditions include a two-story maximum height, staying within the established setbacks and connecting to a bike/walking path.

Hartt said village officials want to ensure that the new buildings adhere to the same characteristics as other development along North Commons, particularly Governor's Village assisted-living center across the street.
Any development would also have to follow setbacks established in the plans that have been presented. The setbacks are the same in both versions.
Building Commissioner John Marrelli said the plan basically carves out an outline for the development and allows for changes as long within that framework.
The property, which is bounded by North Commons and SOM Center Road, was part of a 2005 court settlement between Mayfield Village and Sam Costanzo.
