Bucks Co. Home Prices Hold Steady As Buyer Activity Rises In October

WARWICK TOWNSHIP, PA ? The Bucks County housing market remained strong through October, showing steady prices and a modest uptick in buyer activity as inventory tightened slightly, according to data released by the Bucks County Association of Realtors.

According to the realtors, the median sold price for homes in October held firm at $510,000, unchanged from the previous month and up 8.5 percent from October 2024. The stability in pricing reflects continued buyer confidence despite shifting market dynamics, the realtors said.

Homes that sold in October spent an average of 30 days on the market, a pace slightly slower than previous years but still indicative of steady demand. New contract activity rose nearly five percent compared to September, signaling that buyers are still active and ready to move when the right home becomes available, according to the data.

Active listings decreased by about 8 percent, while total pending contracts grew modestly, leading to a contract-to-listing ratio of just over 1:1, the realtors said. This balance indicates a market that slightly favors sellers, but continues to provide opportunities for motivated buyers.
