Bristol Revaluation Update

2018 State Mandated Property Revaluation

The Town of Bristol has begun the 2018 full Property Revaluation. The state of Rhode Island mandates that Cities and Towns revalue all property every three years, and perform full inspections every 9 years. (RIGL 44-5-11.6). The Town has hired Northeast Revaluation Group, LLC, a municipal revaluation vendor located in Warwick, RI to assist with the project.

Inspectors from Northeast have completed the first phase of the project which consisted of taking a new digital photo of all improved properties. Data Collectors have begun the second phase, “Measuring & Listing” homes. Inspectors will introduce themselves when they visit a property, and request permission to enter the property to check information such as room counts, finished basements, and other typical features. Data Collectors who perform this task for Northeast will have identification badges, their automobiles are registered with the Police Department and they all have passed background checks. If no one is home at the time, the inspector will check exterior measurements and data, and leave a sticky note on the front door with a phone number to call to schedule an appointment (401-737-0300). At a later date, the property owner will receive a letter requesting that they make an appointment for the interior inspection. It is important to note that no valuation decisions are made at the time of inspection. The Measure and List process is an important function of the project and used to verify or correct the data listed in the Town’s database. Please note that Data Collectors do not have any information regarding tax bills, or potential changes in the tax rate.

The project is scheduled for completion in early 2019 and property owners can expect to receive a new assessment notice at that time. For any questions regarding this process, please call the Assessor’s office at 401-253-7000.

**** Data collectors have completed the Butterworth Ave to Kickemuit Ave neighborhoods and are currently working in the Narrows Rd to Annawamscutt Dr neighborhoods. Please check back for weekly updates.

**** As of today, June 1st, the Data Collectors are in the Roosevelt Dr to Berry Ln area.

**** June 8, The Data Collectors have finished the Berry Ln to Church Cove Rd areas and have begun Griswold Ave to Cole St.

**** June 14, The Data Collectors have finished the Berry Ln to Church Cove Rd neighborhoods and are now in the Woodlawn Ave to Mt Hope Ave neighborhoods.

**** July 5, The Data Collectors have finished the Griswold Ave to Cole St and Woodlawn Ave to Mt Hope Ave neighborhoods and are currently in the Mt Hope Ave to Bay View Ave and Bay View Ave to Francesca Ln neighborhoods.

**** July 26, The Data Collectors have been moving quickly, they've finished the Mt Hope Ave to Francesca Ln areas and all the way up to Gooding Ave. They are currently in the Gooding Ave to Elmwood Dr areas.

**** August 15, The Data Collectors have completed the Gooding Ave to Elmwood Dr areas and have moved North up to the Warren line. They are currently moving South down Hope St and are working in the North Farm Condominiums and the Cliff Dr to Aaron Ave neighborhoods.

**** September 27, The Data Collectors have been very busy since the last update. They have competed North Farm and the Cliff Dr to Aaron Ave neighborhoods and have been steadily moving South down Hope St. They are currently working in Poppasquash and Washington St to Walley St areas. These neighborhoods are last in the data collection portion of the revaluation. Once complete, the next step will be to compile the data to get the current evaluations and prepare letters to be sent with new values. The letters are projected to be sent in February of 2019.
