Development Plans Filed For Old Gate Lane In Milford

Plans have been filed with the city of Milford to develop the nearly 9-acre parcel.

MILFORD, CT — Bridge-Haven Ford Truck Sales, Inc. is seeking approval by the city's Inland Wetlands Commission, which would allows plans for a new commercial truck dealership, offering sales, service, and leasing at 230 Old Gate Lane.

Bridge-Haven is a truck dealer licensed by the Connecticut Department of Motor Vehicles. BridgeHaven is affiliated with a similar facility at 401 Old Gate Lane, Milford, which will continue to provide sales, service, and leasing to the regional commercial truck market.

This new facility at 230 Old Gate Lane will further expand the brand offerings available in the region. 230 Old Gate Lane is located within the ID- Industrial District and is approximately 8.9 acres in size.

The site is currently developed with an existing single story cement block building, and a smaller
single story garage building to the rear, and includes a fueling station, and associated paved
parking lots.

The eastern developed portion of the property is approximately 5.5 acres in size. The western portion of the property is approximately 3.4 acres and contains tidal wetlands which are
tributary to the Indian River, and are located within a FEMA flood hazard Zone AE. This western
portion is currently undeveloped and will remain so.

The site is bounded to the northwest by Interstate 95 and undeveloped land adjacent to the tidal
marsh. To the north, the site is adjacent to a hotel, and an automobile repair facility located in the
ICD zone.

To the east, across Old Gate Lane is a commercial carting and recycling business, and also the former Aerosol Techniques factory, located within the ID zone. To the south the site is adjacent to various commercial establishments also located in the ID zone.

Historically the site has been occupied by Connecticut Limousine, and more recently by Durham
Bus Company as a parking lot and service facility for school buses.

The proposed redevelopment includes the removal of the smaller rear garage building and the
expansion of the larger main building facing Old Gate Lane. The existing 4,801 SF front office
space and basement will be removed, and the building will be expanded to the rear by a total
of 3,541 SF.

A new interior mezzanine and rear depressed loading dock are also proposed. The final site will contain a total of 131 vehicle and truck parking spaces, with another 26 truck parking spaces reserved for display and inventory of new vehicles.
