It's the eve of 2017 and a real estate agent has just been elected President! What does that mean for your homes value? Well, the first step is to find out what your home is worth! So let's jump right into it and see 2 easy and FREE ways you can get an idea of your home's value.
1. Online Automated Comparative Market Analysis.
You've seen them before. Zillow, Trulia, and many other sites offer free home valuations. They search your neighborhood for other homes that have been listed, sold, removed from market, foreclosed, short sale sold, and auctioned. The system takes this information and runs some algorithms to come up with a "Guesstimate" of your homes worth. Although this can be a quick and easy way to get a general idea of your homes value, I don't recommend it. When people come to me with a Zillow value, my heart sinks a little! Computers cannot know to remove sales where the home was let go for far less than it should have because of a foreclosure, nor can it take into account local features that affect your homes value. It's there though, and it's free.

2. Get a CMA from a Real Estate Agent.
Most good real estate agents will provide you with a CMA or comparative market analysis for free, even if you're not looking to sell your home right now. A real estate agent knows the area and can makes sure to use comparable sales and homes that match closely to your home. This will provide the best possible range of value for your home.
