Developer flip-flops: flood zone study for Monster 40B

After months of delay, Steven Zieff now claims no flood zone study is needed for his huge apartment complex

For months the developer behind the huge Monster / Cascade 40B project kept promising the Wayland Zoning Board of Appeals that he would deliver a flood zone study. First he blamed the delays on FEMA. (Incorrect) Then he blamed busy consultants. Now he's flip-flopped and claims no flood zone study is required -- even though the property is covered by a FEMA A high risk flood zone!

This is a major public safety issue. YMCA Camp Chickami is directly downstream and hundreds of kids play around Pine Brook every summer. The YMCA and Temple Shir Tikva are very concerned and sent letters to the Wayland ZBA highlighting this issue. To see a copy of the YMCA's latest letter, click here.

In addition, a flood zone study is required by MA and federal laws and regulations. The Wayland Building Inspector and 40B consultant both tried to convince the developer, Steven Zieff, with no luck.
