Planning Commission meeting, Wednesday, June 2, 2021 at 7:00 p.m. to consider a proposed amendment to the "R-2" Single Family zoning district to allow for Accessory Unit Dwellings through a conditional use permit. Accessory Unit Dwellings, commonly called “granny flats” or ADUs allow for a separate unit to be constructed within a home for friends, family, or caregivers to reside.

Accessory Unit Dwellings are currently permitted by conditional use permits in the “R-1” zoning district. Conditional uses are those that are permitted, but include conditions to mitigate potential impacts on surrounding properties. The City’s R-1 code requires that they be attached to the home not a separate structure, the home appear to be single-family by style and architecture, and include garage and off-street parking for both units.
The applicant has sought to bring this same language forward for the R-2 zoning district and has concurrently applied for a conditional use permit to construct a new home at 12121 Galaxie Ave. The public hearing applies to both the proposed code amendment and the conditional use permit.
