2014 Tax Assessments Will Arrive Early for Aberdeen Homeowners
The tax assessment process has changed, according to the township tax assessor.

As part of Governor Christie’s Assessment Demonstration Program, residents will receive their 2014 assessment postcards on or about Nov. 15, 2013, according to Scott Kineavy, the Aberdeen Township Tax Assessor. Previously those cards were received in February.

The tax appeal deadline for all appeals of the assessment to the Monmouth County Board of Taxation will now be January 15, 2014 instead of the prior March deadline.

The Monmouth County Board of Taxation and the Monmouth County Assessors have decided to be the first in the State to take on the Assessment Demonstration Program, which will have an impact in the next five years including adjusting property taxes based on sales, deeds and adjustments starting in tax year 2015, explained Kineavy.
The 2015 assessments will be based off of 2014 sales, deeds and adjustments.

“Say for instance, a home is valued at $330,000 and sales are showing $310,000 for that style home in that area then the rate can be adjusted,” he said.
The change is expected save the township money that would have otherwise been used on reassessments and reevaluations. The total savings is “too early” to predict, Kineavy said.
As for effects on taxes in 2015, “some will go up, some will go down and others will stay the same”, he said.
