Developer Recommended For Waukesha Senior Housing Project

The city wants to redevelop 200 Delafield Street for active seniors.

WAUKESHA, WI— The Waukesha Redevelopment Authority’s developer recommendation for a senior housing project will be considered during the Common Council meeting on Tuesday.

The Common Council asked the redevelopment authority to conduct a second search for developers interested in building senior market rate apartments on city owned land at 200 Delafield Street.

Sherman Associates is proposing the Delafield redevelopment site for an active lifestyle senior housing community. According to the developer's proposal, the proximity to Waukesha's historic downtown and Riverwalk area "make this an ideal location for empty nesters, retirees, and downsizers looking to enjoy all that this community has to offer."

Sherman Associates' concept includes 100 units constructed in a four-story building with underground parking.

Amenities would include a pool, outdoor patio and grill space, a pickleball court, clubroom, family room, community garden, and more. Units would include luxury finishes, solid surface countertops, in-unit washer and dryers, and professionally designed interiors.

Sherman & Associates has not designed the project yet. Design will be the next step if the letter of intent is approved by Common Council. As part of that design process, the developer will talk to the residents of the neighborhood and take their concerns and ideas into account.

The key dates for the project are as follows:

Preliminary Design and City Developer Selection: February 2021
City and Developer Sign Agreement: March 2021
Due Diligence (title, environmental, assessment): March to May 2021
Earnest Money Paid: May 2021
Design Development and City Approvals (120 days): May to Sept. 2021
CDs and Secure Financing (90 days): Sep to Dec 2021
Permitting: Dec 2021 to Jan 2022
Transfer Land and Start Construction: January 2022
Project Opening: April 2023
