Cedar Lee Meadowbrook Development Negotiations Begin

City officials are now negotiating with two possible developers for the site.

CLEVELAND HEIGHTS, OH — Development of the Cedar-Lee-Meadowbrook project took a step forward this week.

Cleveland Heights City Council authorized municipal officials to enter negotiations on a Memorandum of Understanding on the project. The city is negotiating with two development teams: Flatherty & Collins Properties and City Architecture.

“The potential for redeveloping this site with new residential and commercial construction, within the dynamic Cedar Lee District, is limitless and could be a game changer for our community” said Tim Boland, Director of Economic Development for the city. He added that the project will “bring new residents and increased economic activity and vibrancy, as well as new tax revenue to our city.”

Flatherty & Collins are currently developing the Ascent at the Top of the Hill.

The Cedar-Lee-Meadowbrook site is mostly vacant land and covered parking areas, in the heart of the Cedar Lee District, one of Cleveland Heights' largest commercial districts.

While many residents are excited by the prospect of further development in the Cedar Lee District, others questioned what type of mixed-use project will be implemented. Many called for something "fresh" but capable of fitting in with the existing architecture of the neighborhood. Others wondered if a park could be created.

“The district is one of the Cleveland area’s most vibrant shopping and dining experiences. This redevelopment opportunity to create an amenity-filled mixed-use development has the potential to add to the unique character of the surrounding Cedar Lee neighborhood” said Cleveland Heights City Manager Susanna Niermann O’Neil. “The city anticipates the construction of a dense, vibrant, pedestrian-friendly and unique mixed-use development that leverages the placemaking opportunities of the site and the Cedar Lee District.”
